How we handle it
A water heater fails two ways: loudly, with a puddle spreading across the basement floor — or quietly, with rusty hot water and showers that run lukewarm. Either way, we repair what's repairable (elements, thermostats, thermocouples, gas valves, anode rods) and give you a flat price on replacement when repair money would be wasted money.
We install 40- and 50-gallon gas and electric tanks, power-vent units for tight mechanical rooms, and tankless systems. Every install includes new supply lines, a new gas connector or whip, a drip pan where code calls for it, expansion tank when your system needs one, haul-away of the old unit, and the City of Milwaukee (or your suburb's) permit pulled properly.
On tankless: we install a lot of them and they're excellent — for the right house. If your gas meter and line can't feed 180,000 BTU, or your water is hard enough to scale the exchanger without a softener, we'll tell you before you spend the money, not after. Sometimes the honest answer is a good 50-gallon tank for a third of the price.

Repair or replace — where's the line?
Under 8 years old and it's a component failure: repair it. Over 10 years, or the tank itself is leaking: replace it — a leaking tank can't be fixed. Between 8 and 10 we'll quote both and tell you what we'd do in our own basement.
Is tankless worth it in Milwaukee?
Often, but not always. Our groundwater comes in cold — around 45°F in winter — which cuts a tankless unit's flow rate. A properly sized unit handles it fine; an undersized one gives you a lukewarm shower in January. We size to Wisconsin winter inlet temps, not the brochure numbers.
How fast can you replace a dead water heater?
We stock standard 40- and 50-gallon units at the shop. Call before 10 a.m. and you'll almost always have hot water again by dinner. Power-vent and tankless usually run next-day because of venting work.
Do I really need a permit for a water heater?
Yes — everywhere we work. It protects you at resale and it means an inspector double-checks the gas and venting. We pull it, we meet the inspector, it's in the flat price. A contractor who says you don't need one is telling you something about their work.
